That isn't Himalayan balsam. If it has a hairy stem I would go with Staghorn Sumac, often escapes from gardens and spreads by suckers.
Yes, definitely sumac.

It is an absolute thug and the only way to keep it under control is constant mowing, or probably glyphosate.

We used to have one outside the kitchen window. Mowing the lawn there kept suckers under control, from spreading away from the house but then a few years later we noticed a few loose Victorian floor tiles in the dining room 15 feet inside the house ... and a month or so later, a tendril appeared from behind the skirting board in the same room.

Chopped it down, glysphosate on stump and also sprayed any tendrils that appeared (including inside the house!). I would never buy a house with one in the garden and if anyone wants to plant one, make sure surrounded by lawn that will be frequently mown and at least 50 feet away from any structure!!!!

It does indeed have a hairy stem (y)

Thanks for helping ID this for me All,

A dose of something is thus coming up then, as it is on part of a bank about 2 mtrs from a barn. Grows bloody fast by the looks of things and when digging the ground for burying electric cable - I noticed some quite large roots / rhizomes.

Reading up about it - it states the best way to erradicate is to cut off the tops then apply non selective herbicide to the open cut stems. What would be the most effective in your experiences?
