i was speaking to an agent today about a unit we are applying to build. It’s about 18x25m, fairly standard construction apart from a few extra doors. Will be insulated, needs electricity, plumbing etc. May need new concrete base too. He said build cost would be £1300-1400 per m2. That’s crazy money isn’t it????

Yeah I’d say so. Probably £300 - £400 m2 start to finish. Rough guess

Looking back at some notes from earlier this year, I had a quote for the building itself which was about £60k. That leaves £400k for some concrete and service connections. Think I may be able to do it for a bit less than that?!

I’m sure we’ve just done a 50m x 37m for about £650,000

That’s offices, mezzanine floor, concrete inside and out, toilets etc etc

Problem is that your service connections cost same no matter what size you put up. Lean on your service people and they’ll reduce cost

£450 k:stop: You would buy one on an industrial estate ready to move in obviously including the land for that or less

On a related note, I've been given a quote from UKPN for a house electrical connection which is £40k - it's a long way from the nearest cable. How do I go about "leaning on them" to reduce that?
