Is it too late to build a grain store for this harvest?

Retrospective could cost a lot of money if they want to get bloody with you.
Cherwell Council made a man with big balls take a decent building down near here a few years ago.
Frankly, the sort of outfit that are able to do what you want, you really dont want anyway.

Retrospective cost the same as if you apply before building

It’s appeals if you get turned down that can cost big money, no more or less likely to get turned down retrospectively than before building, it’s the same process

But if you lose on appeal when it’s built you have to take the shed down, so it could be a lot more expensive.

They are at liberty to ask for all sorts of things to support your application, they might not bother for a PD. Planning committees do not like arrogance, and whilst I know they are constrained only by planning law in theory, you could understand their looking harder for reasons to be difficult with a retrospective.

I don't think You cannot do permitted development retrospectively so it would be a full planning.

It matters not what they like - what matters with planning is if it is within guidance and policy

I’ve done plenty of things that committee didn’t like over the years

I’ve just had a pm refused as we had cleared and stoned the area ready for our new building , planning officer saw this as already started construction so we now have shed built and are applying for full planning retrospectively. Wish I had gone down the full planning route in the first place .

I put in for full planning for a grain shed extension/drier shed back in Jan, had to as within 3km of an airfield (not used) cost me £97 and only got an answer a few weeks back now, they did state that it may have to go to comittee due to 1 objection which would have been in July (delayed due to election and back log) Too late for anything for this harvest so will rig up the drier in a temp position and then spend our time doing it right ready for next year. It always seems to take an age dealing with the local council but then the case officer only does a 3 day week..................

That bloody airfield rules screws us up as well. If a plane is less than 3m off the ground at 3km it has bigger issues than a shed

Wouldnt be so bad if it was actually used, Hercs drop parachutes occasionally and that's it, not seen anything take off from there for years!!!

Graham Heath are fine if you plan ahead, I’ve had plenty of buildings from them in the last 8 years, they do what they say they will, nothing more, it’s all in the planning.

Fair comments. Speak as you find. My experience of them was far from this. Infact it was disgustingly poor. Caused me considerable stress of the time I dealt with them. Extremely pleased to have my dealing finally come to an end this spring. The product is perfectly reasonable though I must say.

You're not the only 1, they subbed the erection to a cowboy crew who couldn't operate a spirit level or a tape measure then refused to address the issue
