Depends on how much it will impinge on you future work, If you have to swerve round a 20 foot block every time you drive round a field, it is probably not worth selling, but if it is not going to make any difference then anything from giving it away to £5k.
Make sure fencing, boundaries and potential use are all covered before selling!

All legal fees to be paid by householder and the land value is usually half the value it adds to the house value. Eg 20m by 10m garden extension I am aware of cost legal fees and £10,000

How many more neighbours adjoining will want to buy abit also? Charge plenty,make sure everything is written down,eg boundaries,maintenance, access etc-will it really be worth the hassle?

If you don't want / need to sell don't,
50% of property up lift is low, they could effectively sell the following week and gain. Also watch out for someone buying an "extra garden" and finding they have enough room for another house/ annex / holiday let
Everyone is different but 50% of uplift today is more like 25% in 10 years.
If their serious make them pay + legal.
Had a neighbour inquire with me, apparently I had so much land that I would hardly notice !

What is the capital gains figure? It was about £10000 a year. If you’re asking more than this, maybe sell it in two bits in two different tax years. You don’t want to be giving HMRC too much.

.125 of an acre is space for a house at modern housing densitites.

These days they are talking a minimum of 12 houses per acre and individual plots here in South Cambs go for £100k a pop.

How does the land fit in with the house, does it give space to build another house in the back garden ?

If you go low on the price put a covenant on it so you have to give permission for any future development
