Land price - old orchards

Apologies, not really ag related and I could find out but don't know where to look. We own 2.75 acres of mature cider orchard next to the Severn near Gloucester. We are in a legal 'discussion' with SIL who is contesting her mother's will, and reminds us how lucky we are to have this land (bought from MIL long ago) now worth £10,000 per acre. Since it is at best rough pasture among some old apple trees, and floods regularly when river floods (it's where folk go to watch the Severn Bore), we'd be surprised if this valuation is correct. (Any development would need a lot of investment in flood defences)
Anyone got any ideas?

Sorry if I'm missing something but you've stated you bought it off MIL a long time
ago ,if you had just been given it things might be different.

For probate valuations, agents use sales of similar types of land in the locality to provide evidence of how they arrive at their valuation. If you speak to local land agents they should be able to provide you with similar property sales values.

If you get a professional valuation then the price now is immaterial. (but get it anyway for yourself)
What matters is the valuation when you bought it and the price that you paid.
What did Mum do with the proceeds of the sale?
Did you really just give her a boost to her pension to save her having to sell a part of her house to remortgaging parasites?
SiL perhaps should be the grateful one?

Talking to someone just by Seven up from Gloucester the other day and they said they were ripping Orchards out as no contracts or less and less contacts with buyers these day??
Fruit farmer friend has left lots of apples on trees as the juice price doesn't even cover cost of transport this year, the big cider makers are stacked out with juice from last year.

Talking to a grower today and he said he got £45/ton. It costs that much to pick them, never mind any other costs!
Bramley were trading on the wholesale markets at £2.65/kilo in early September though.

Saw plenty ripped out in the last 18months when I’ve been travelling through Herefordshire.
Its so sad how peoples tastes change, 10 years ago everyone was back drinking cider, now they are on the gin. soon it will be something else and all the gin producers will go bust.

The amount of time the pubs have had to keep their doors closed due to covid has had a massive effect. More to come yet too.
Has that really affected the amount of alcohol consumption. The first lockdown we where encouraged to sit at home drinking. Think people are just drinking different stuff now.
