Wow you people are blessed. Ground in N. Ireland here is £15K/ac. A farm consisting of a run down small house a couple of old hay barns and 28 acres made £600K last week, all small fields and overgrown hedges, but grounds good
 
not bought down there for a while. They were hit hard by the recession and have taken time to come back out but new money has discovered the M4 and noticed how cheap it is Down there.

there are some stunning spots about not farm from main roads, only the Welsh distract from the area 😂

ha, head 150 miles East and 15k an acre is the going rate for normal ag land, be closer to 25k for a 4 ac Wilderness.

West Wales rural property prices have gone absolutely crazy in the past couple of months, agreed that includes buying a house as well but I do hope prices calm down very soon.
 
Yes we have no chance of buying land with a property, this land is close to our home and bounds my in-laws land so is the next best thing.
Smallholdings are selling like hotcakes, in fact a local estate agent stopped my dad in the street to ask he he wanted to put his on the market.

bid your time, in 5 yrs they will sell up, too much effort looking after the wilderness!

I bought a small adjoining bit a few years ago - trouble is that the per acre bit becomes less meaningful when the size drops. Let's be honest £20k is loose change for many in this country, which makes things tricky.

I'd maybe offer £20k, but be prepared to go a bit more. Or do as I did and offer a bit less, then when they say "och no, I'd need twice that", bite their hand off and agree.

So go in at £15k, but then settle on £30k?

I would think 4k is a bit low. A small farm of 70 acres near here sold recently for £960,000, luckily for the vendor it was between two big dairy farms who bid it up more than the asking price

Good luck with your bid. I think you are in the right area for a larger area of land, but could be bidding against the horse owners, although lying wet in winter won't suit them.

It will be used for horses in the summer and sheep in the winter.
I hope that the fencing is up to scratch then. We are replacing rotten fence posts all the time with creosoted, so hopefully we will never need to do them again. We spend a lot of time returning little Welsh ewes and lambs to their rightful paddocks.
