Land wanted for Airsoft centre

Hi, I am looking to set up a new Airsoft sporting business, a quick explanation would be Airsoft is like paintball without the mess and the destruction of land, I was due to set this business up in January 2019 but due to the Covid 19 pandemic I had to halt my plans, I have been manager of a paintball business in the past so this new business isn't strictly new to me, i have also played Airsoft for the last 14 years I plan to build a set up a site that is very different from other centres, that I believe has great potential. I am looking for atleast 3 acres of field/partial woodland I am open to offers, if anyone thinks they may have suitable land, if you would like anymore info on myself or on the sport itself please don't hesitate to ask. From what I understand biodegradable is more expensive as with anything that is supposed to be environmentally better. If after using this land it’s no good for grazing you’ve essentially blighted this land grazing. No rent that you can afford is going to compensate this. Finding an old industrial site might be better.
Biodegradable is indeed more expensive but this route would be an option if it put the land owners mind at ease, as well as our own. As for the airsoft/land grazing It wouldn't be an option to do both anyway as an airsoft site needs access every weekend of the year as its a 12 month sport, so there wouldn't be any gap for animals to graze anyway, I have to be 100% honest, but we were looking more towards woods rather than grazing land in particular, also due to the plans we had, an industrial site isn't an option unfortunately

Biodegradable pellets is the route we wanted to go down anyway to be honest, escpecially as they're becoming easier to get hold of, we said we would speak to land owners to see which route we went down, as for toilets, we'd be renting portaloos or some form of portable toilet again to be discussed, public liability and employers liability we have, covered for up to £1,000000. All shelters/ barricades/ buildings will be of wooden construction. Any more info don't hesitate to drop me an email

Animal rights crowd would be hopping mad leaving all the plastic balls around for Bambi and her friends to ingest fir generations to come,the op might be in for some real live actions.
There are plenty of airsoft sites that use no bio bbs and they have no issue with animal rights, but to be honest what do animal rights not moan about haha

I must admit, I would think it makes really good sense to stipulate biodegradable only, in the same way shotgun shooters are moving to steel shot and biodegradable wadding and cartridges. Granted the last two always used to be biodegradable anyway!...

You will need PP for your venture, and being seen to be ticking a few green boxes, may well help the application, as well as making the Landowner happy.
 
No way would I allow a bunch of people to permanently pollute my land by littering the area with plastic pellets. I'm not in your area, but that would be enough to put me off if I was.

100% agree, also, selling bios from the centre increases profit anyway prevents players from bringing their own thus increasing the cost, as well as being environmentally friendly, win win.

Why are you not just buying land? You're offering around £10k/year for 3 acres, which isn't far short of the value of the woodland.

It was originally the plan, but due to being short on the funds for land and to get set up with the building of the site, we've had to resort to renting the land

They are plastic, but there is the route of biodegradable pellets which we were looking into due to being more economic, @Flatlander as for paintball, the damage to trees is astronomical, they're stripped of bark and often die and fall down and the sound due to them being co2 powered they're extremely loud, most of Airsofts bad rep Is from its link to paintball, airsoft guns are mostly electric or spring powered so the noise pollution is considerable lower, I agree however any land that is used to airsoft on wouldn't be advisable for grazing animals.

Biodegradable BBs are a thing and should be mandatory in my view. I've never used non-biodegradable shotgun wadding, for example and I've never left a single cartridge on anyone's land.

I would establish the rules well in advance and you will find it far far easier to secure additional sites in future once word gets around amongst the farming community. The farming world is very connected and tightly knit, one bad word and you will be met with a wall of refusals.

100% agree with you, now that bio BBs are more commonly available and produced and the price has dropped retail wise, I can't see any reason why sites aren't switching to them, as I say our plan it to go down that route, for peace of mind for everyone involved, along with no metal waste and to replant any trees that do potentially get damaged, if any.
