Thought that one had sold a bit since? All properties around the village should have gone back up in value, since plans for the egg factory were pulled🤐
I quite liked it really but £1m is a lot for a building plot.
Ah yes, property values in Thornton le Beaks will have bounced back.
Latest Bird Flu outbreak seems to be centred on the main farm.
Man has united all the villages in the parish like no-one before ever has.

Rishi is rumoured to have bought a property downwind of Chicken World so it's not going to happen now.

Think it was scale of the application and miss judging amount of nimbys, they will be getting close to the number of birds (pre bird flu) at main farm without the locals really noticing.

Ideal site for it really but 2 miles too far away from A19 on single track roads.
We overlook the site and wouldn't want to have paid what they paid and try to grow crops on it to make money! Tough old gear.

I do have a budget and so do a lot of people...... Im not well off so i don't look my nose down at people, ( i wish people would stop doing that) I am just trying to make a future for me and my children. I wish to purchase an acre or two of land so i can site a static caravan and get PP for use as residential. I wish people would be a little more nice and not idiots.

It's not that folk are being mean. It's that what you're after doesn't exist. Land with any hope of being granted permission for a house will *not* sell for agricultural values.

Anything that even had the hope of planning maybe 40 years down the line, you'd still expect a) a small premium to ag values and b) a clause in the sale granting the seller up to half of the increase in the value of the land if planning were achieved.

That is the reality.

If you're still considering this kind of thing, the best advice would be working hard to increase your budget, or spending time learning French (if you e children get them proficient in a language) as your dream will be more achievable overseas.

We all, and I mean all,know the value of our land and it's planning potential.
 
Only a guide price get 2 idiots I mean potential purchasers and it could end up more. Also I would say where it is would be very unlikely to get any planning also not sure what access it has. We just purchased 36acres for that guide including entitlements last summer.

Im selling a 3.2 acre field on its own no longer of use to me later this year - I have no land in that parish anymore and only brought it because i rented the land next door and it had better road acess - no longer of any use.

Ive got offers between 60k and 85k but would lower for a quick sale as both those are horsey types needing mortgage and lending to buy. The land is East of Harrogate.

To be clear though - if I thought it would get planning Id get it sold for £200k, theirs two land agents in harrogate actively hunting for what you are and they pay £50k acre outright if they think theirs a go!
