Land wanted in the South East, ideally in or around Kent.

I'm looking to buy a plot of land suitable for a glamping pod or two, subject to planning of course.
It doesn't need to be big but there are a few restrictions that I need to consider.
1- It needs to be pretty, somewhere people will want to spend time, enjoy the views and go for a walk.
2- Access- this one is tricky, it needs to feel isolated and private but possible to reach without a 4x4.
3- Water- I'm happy to dig a borehole but a pre-existing water supply would save me a lot of hassle.

I would consider allowing the current landowner to continue to graze the land for a peppercorn rent.
