Land wanted to buy or rent in South London/North Surrey/North Kent

Good morning,
I am a beekeeper looking to purchase or rent up to five acres in order to grow my beekeeping practice, as well allow other broad projects such as forest gardening and entomological surveying to be realised. Ideally this land would be within the M25 in the borough of Sutton, Croydon or Bromley, with vehicle access, and within easy reach of a main line station. I am a cash buyer and would be keen to acquire such a property to begin preparing the site for the beginning of next year's season.

I narrowly missed out on a three acre plot last month. Owing to its not having pp it was affordable at 20k/acre. They are a rarity but do come up from time to time.
