Land wanted within 1 hr of Hemel Hempstead, Herts for sculpture and sawmill business

I’m Looking for land for my sculpture and sawmill business, bare land or with buildings, anything considered. Services not required but would be an advantage. Must be rural due to chainsaw noise although a lot of our work is with battery saws and power tools so noise isn’t an issue all of the time. We would prefer to be located in beds, bucks or Herts (max 1hr from Hemel) A barn would be beneficial to use as a workshop. To purchase or short term renting until I buy something. Thanks
