Leaking Barn Roof

One of our barns seems to be letting in the rain more and more. We've been here about 18 years and I don't recall it leaking when we first moved in, so I'm guessing it's some problem that's developed over time.

The barn itself has a double pitched roof (photo 1) with one section having a very shallow pitch. My neighbour reckons that originally the shallow pitch part was an extension added when the local garage in the village closed down and they picked it up cheap!.

Having a look around, I suspect that the rain could be getting in because over the years crud and muck have settled on the roof and has stopped the rain running freely away and has formed small dams in the valleys where the sheets overlap - see second photo. I've spent all today scraping/blowing all the muck off and am hoping that this might fix the problem, BUT just in case I was wondering whether I should try and seal where the sheets overlap - photo 3 with some sort of silicone sealant.

Just wondered if you think this has any chance of success and any recommendations for a sealant, or any alternative suggestions?

We've got a grain store that has an old asbestos roof that's very old. The roof sheets are cracking in places and letting in water. We've with some success used lead and gutter sealant in a silicone tube from Toolstation or similar. Very much a bodge, especially as it was done from the inside (don't fancy getting on the roof!) but it has worked.

Cleaning the roof was a good decision and this will definitely help.

I'd be surprised if the water is going up and over between the sheets as there should be a decent amount of overlap. More likely the wet moss is holding the water and allowing it to drip through small cracks/holes.

Get a decent torch and look carefully for cracks in the sheets. Look for damp/ wet sheets which are letting in the water. Spats degrading is another cause of problems for us. The perspex sheets are also prone to breaking down more so than other sheets.

I’ve had this problem, cleaning will either sort it or make it much better.
