Leasing Stables

Anyone any idea on how to price leasing a stable block?

There's one i know of, 30 odd acres of (rough) grass, 8 stables and an arena. Fields are rough, no proper fences, 8 stables but they are prone to flooding as the drains are inadequate. There is an arena, but it's dilapidated, and needs new surface (if not new drains). so I'll need to sort the drains.

There's power and water (which obviously i'll pay).

Near Newcastle.

Anyone any idea on what it should be worth to rent / lease?

Around here would be £100-150 an acre/month for horse grazing, depending on whether theirs water/electric. Can't really advise on stables/arena though.

On a DIY basis (in Dorset) you wouldn’t get a stable and paddock for less than £25/week or £100/month per stable/horse (with no facilities/arena). Bear in mind that turnout would be approx 1-1.5 acres per horse too with limited or no winter turnout when wet!

Therefore suggest MIN £800pcm for the 8 stables PLUS more for the extra grazing. People are desperate for sole use yards and I’d say £1,500 pcm is probably about right (def higher if fencing and arena were good) but may be some room for negotiation. Just my opinion
