Hello. I have been approached by a company saying that my land is suitable for battery storage. They seem to think that it would be 50MW on 2 acres generating £90,000 a year. It all sounds very good but he is pushing really hard for me to sign a letter of authority so that he can secure the grid.
He says I am not tied in to any deal but he is so pushy I am a little sceptical. Has anyone had any dealing with these companies? Is a land promotion company a better way forward then at least our interests will be same if everything is given the go ahead? TIA.

Sounds well dodgy , send the letter to your agent , or get one

In my opinion
Never sign anything without taking independent advice
And whatever make sure it has a Long Stop date…. Otherwise you may be tied to this pushy person forever

on the other hand I would take pushy seriously
Battery storage is where the money is with little disruption to your farming operations

Yes and no.

You are not obliged to let him do anything but if there is grid (unlikely) and you give him authority then he will be able to book it in his name.

Then if you can’t agree terms he either goes to your neighbour or, after a period of time, has to give it up.

That rent is low for what he proposes, you need an agent who specialises in this, I can recommend one if you wish.

There is a chance that the local network has just been upgraded and now it’s a race to secure grid. What ever you do, don’t sit on this, act quick, it could be the best earner you have.

Feel free to mention developer, plenty out there, some better than others!

A letter of authority can be many different things.
whatever you do, do not sign anything without consulting an agent or solicitor
the chances are he is just trying to tie up any local availability, then do a Dutch auction of the best sites

The rent is towards top end to be fair

They often tempt you with promise of high rent them mysteriously find loads of reasons why it has to be lower once you are tied up
If your sceptical get him to sign a binding agreement to a minimum price at the same time as the letter of authority.

Hi, as a company that uses letters of authority I don't understand why they would need an LOA. If you are looking to secure the grid connection you need the land option document not an LOA.

I thought the DNO will not quote if the land owner has not given permission?

Within the land option will be the site name and details of the project you are looking to undertake which covers off the DNO permission requirement. To confirm the cost to upgrade a substation if you were to apply solar, wind or battery then they can provide a cost without a site attached as an indicative price dependent on the type and size of tech and then you can apply the cabling separately. I would always speak to the DNO to find out an idea of upgrade costs before getting a landowners hopes up.

well yes but having done this a few times now, no developer's first step is going to be drafting up an option agreement for the landowner to sign before he asks for grid?!

They all want to get permission to see if grid is there / viable before spending money on legals.

obviously once this comes back as a runner they then start to pour money in to get the project moving.

We actually send out the options agreement before any application is made to the grid. We contact the DNO to get substation upgrade cost on the expected generation size including community scheme costs but no formal application is done before the option.

Blimey ok, you can’t have many irons in the fire if you go to that expense before having a Scooby do if there is grid near by!?
