I'm amazed at what people will pay.

Maybe we just get a lot for our money!

its not a lot of money vs what these people pay vets and for horse boxes, feeds, tack etc

we used to be a lot cheaper but just attracted idiots that couldn't afford to really own a horse and didn't pay etc

the lower end of the horse world is a jungle populated by gypsies mostly ! so a good place to avoid

That was my initial thought - its not so much what the going rate per stable is in the area, its what discount you give to someone who is taking the lot in one hit, freeing you up from chasing (potentially) 30 different people for livery fees, and dealing with the hassle of a livery yard, which can be considerable!

Personally I'd say the rent has got to be somewhere in the 50-66% of the maximum potential income if all stables were full - they're not always going to be full, there will be bad payers, the person running it has to make a living too. And the freedom from hassle has a value too.

Effectively what you're doing in this scenario is employing a yard manager, only they're in business themselves rather than employed by you. I guess thats another way of working out the rent - what would it cost to employ a yard manager and subtract that from the likely income.

i think thats to high...tops 40% i'dve thought....the person running it will have other overheads....i mean if you had 30 stables let at £30/pw....so £900....if you're going to take £450-£600 thats only going to leave £450-£300....thats not enough to be viable

at £300/pwk....they still only an annual pot of £30k left over....plus bad payers/ vacancies will quickly pull into that

Brother-in-law charges £44 a week but about to go to £50 a week
but the location is good
15 stables, large out door arena or whatever is called, use of 4 large paddocks and a forrest track use.
storage for 1 horse box, no vehicles and yard closed at 9pm
Feed and bed extra, brought on site by 3rd party.
Its run by his wife but he doesnt want it on the farm, for the extra money it not worth the hassle.
If she let him move it to one of the other places he would keep it but someone needs to be on site 24/7
Personally i think is to big, 5 or 6 stables would be better.


When they go on holiday for 2 weeks in the summer time one of my daughters goes down to look after the place and when she comes back she make's me promise never to buy a horse.
She once saw 2 respectable ladys rumbling in the shed floor once about who's mare should have the better of two identical stables ?

Is that full diy for £50 a week??
not to sure what diy means but the owners bed, feed and muck out their own animals.
His wife is there full time almost, cleaning the paddocks and arena and over seeing everything.
Some are good and do clean up after themselves
Full livery, which they don't advertise to do, can be done if the owners are away on holiday or having family problems but i think it £12 per day extra.
Also just been informed that he supplies the beding but not the fodder due to too many complaints about his own haylage.

It might sound good but remember, of the 15 spaces he has, 14 are occupied
every owner always turns up with a friend or family member in tow,
in the height of the summer holidays some 20 folk can be about the farm at any one time.

stable, grazing and use of a full size all weather menage

100% DIY no feed or bedding included or supplied, grazing spilt into mares / geldings no individual paddocks etc. No under 16yr olds allowed, 9pm curfew

Like the restrictions, do they work even in mid Summer? Seems reasonable rate to me with all the added facilities.

The appeal of mob grazing to me, is that you can rotate paddocks easily for weed and disease control etc.

£28/wk for stable and grazing. Hay and straw extra and no hay or straw to be brought in the farm (I have a captive market) Lorry or trailer extra. Wife runs the yard and has two helpers, 25+ horses. Indoor and outdoor schools and good access to bridle ways. Wife has a waiting list and trouble makers are soon singled out and given notice, don’t have to do it often and they all behave again for another six months. Late or non payers get a padlock on the stable door until they settle in full.

I think its too cheap, you can rent a shipping container for storage for £25-30 per week around here and that's a lot less capital cost and hassle than a stable and grazing / menage etc

I think we will go to £30 in the new year

When you consider that the rental per 45 minutes / hour of a manege is circa £15, your prices do sound very cheap Clive.

We are going to be £30+ in the new year. Also going to put in coin operated timers on the lights in both schools as in the winter they all ‘absolutely must ride’ in the dark and the leave the feckin lights on! Other half makes a good living teaching/instructing, it’s useful extra income but 50% of them will take the pee at every opportunity. I caught somebody walking a dog across a drilled field but apparently I was in the wrong as they were a friend of a livery and she said it was fine to walk anywhere [emoji35]
