Same here, rare as rocking horse shite.

I'm still owed £800 from some horsey women for some fencing, keep getting excuses about her horse being ill and that her husband has got a headache. (n)

Depends how far down the rabbit hole you wish too go. If you want high end clients then you have to fork out. They will want everything not just a stable. You will be looking at floodlit menage etc etc, decent access to bridle ways the list goes on. Look at the competition on the level you wish to be at, look what they charge, then ask yourself is it worth it for the profit. Remember you or someone managing this needs to have an interest too.

Mrs J suggested we offer livery a short time ago, I think I've successfully nipped that idea in the bud. (y)
Eldest daughter is very much into all things horsey and from my limited experience of horsey people, they (mainly) fall into 2 camps..

1. Expensive looking 4x4 / truck, expensive looking horse, expensive looking women... = a bigger pain in the arse than a cruise missile suppository :cautious:

2. Knackered 4x4/truck, horse more suited to 'sausage' than 'dressage', women of the 'dress down' variety... = similar level of PITA. (y)

Very few, like us.. fall somewhere in between :)

I have to admit, there are very nice peeps to be found in both of the stereotypes above, same goes for Alpha bitches.

Just to be on the safe side, I'd keep clear of the lot of them ;)
 
dont go there! We offered basic DIY but with fantastic grazing. The women were awful because we were the bottom end of DIY £25pw we seemed to attract the gypsy no teeth type, there women bounced from one yard to another. The only way of getting a better class is to offer Full board, with menage, walkers etc, on a top class looking yard. By the time youve spent yr money doing this it'll prob take you 10 years to recoup and unless you adore the horses and the ladies (and their annoying kids) dont bother. You would need good ground and manage it 100% of the time. Separate paddocks, moveable water, endless!!! Better going out to work in Asda part time!

You would be better off having touring caravans,
I used to be on a livery yard where the bloke who owned the land just rented it out and the rubbish stuff with old pig sties he had as a livery yard. His attitude was it was cheap, but you just put up or left, never argued and no manager. I loved it there even though the fields were full of ragwort.
I had a close friend with a newly built yard and saw a close hand the trouble it caused, they had top class facilities, when kept paddocks and still people were not happy. Most horse owners have no idea what things cost and paying you is the last thing on their list.
