Livestock buildings near Residential properties

Thanks I thought it was only new buildings it applied too.

It is obviously important to try to stay neighbourly, but everyone with property that backs on to the farm wants a bit of land. As a small farm by the time you pay the taxman his share and the difficulty trying to buy (if it was that easy the farm would be bigger) means you have to hold on to what you have to stay viable

Having built an anex, larger garage, stable block and sand school etc there garden size has shrunk, so I am guessing this is to add value by gaining back garden. They previously wanted to buy the field that backs on to their garden when their daughters had a short lived interest in riding. They ended up buying a field on the other side of the road from another farmer. It would not surprise me if they looked to build on it in the future, so the small plot of land would probably not be the last request as they would then want a field to go with the stables to up the value of their property. Funnily enough their stables which are much more recent than the sheds are not 400m from my parents house.

I don’t dislike your thinking but I doubt wether the owners of a residential house would come up with enough money to do that, my guess would be that they’re after a bit of land on the cheap.

From experience with "urban neighbours", they will have valued the land at £10-12K/ac... If they him offered building land with PP type money, then all of a sudden, matters change for the OP!

Yes, they will no doubt be aware that ag land is about 10k an acre but they probably only want point bugger all of an acre so a few hundred quid

do you know if the building was awarded planning permission? and what the use of the building was on the planning?

had a similar experience with a new neighbour fresh out of Chester, ex police so thought he was going to tell everyone how it is, I would say don't sell unless you need the money or it will facilitate asset purchase

Father in law just replaced a couple of old hay sheds and lean to with much more useable 21ft to eves shed half for hay half for cattle. When weekenders complained about cattle he told them I had asked him to use it for b and b pigs, all of a sudden cows seemed attractive. None of the weekenders speak to me for some reason!
