Long term farm tenancy

Morning,

Just after a bit of advice from where to go from here with my business. I'm currently renting most my land on grazing licences and have a small amount my parents own and have picked up other bits along the way. Approximately 120 acres in total so relatively small. I have sheds at home which I've built enough to house about 50 smallish cattle and I've been renting another decent shed aswell somwhere else. Just found out that a large chunk of my land and and the other shed may not be available for me after this summer. I'm feeling pretty fed up to be honest as just seem to be going from grazing licence from year to year with no security and no way of planning my business for the future. I'm 28 and have started all his from scratch, aiming to have 100 cattle on by spring, all reared as calves and sold through the store ring. That's my passion and I want to expand this as currently doing bits of contracting aswell and working all over doing bits but I've come to the point when I really want to dedicate most my time to farming for myself. I honestly feel like I've hit a brick wall as I cant see anyway of getting a decent long term tenancy. I've been in contact with local land agents over the years and I know a lot of farmers in my area, I just feel the way it's going I could be the exact same position in the next 10 years. I'm starting to think I might have to widen my area for looking for places, anyone any suggestions in moving forward or even better known of any farms to rent! Sorry for the long winded post, just had a bad few days and couldn't sleep much last night for worrying about it.

Problem is none of us know what's around the corner and with the advent of FBTs, long term tenacies are a rare beast.
Because of the uncertainty, it would be almost impossible to know where to pitch a rent.

It may be that you have to consider looking further afield

Honest answer is it’s not easy and with subs as they are and farms being used as tax avoidance tools, land agents encourage land lords to give short term licences abs thus remain the active farmer. Even if you get a long term tenancy it doesn’t mean much - I got a ten year tenancy and six months in they told me they were selling up and I was gone within a year of moving in abs setting up. Being brutal you either inherit a farm, buy a farm, have the right face / social media profile that you’re cherry picked ..... or you crack on with short to medium term let’s and little security.

You don't need a long-term tenancy, you just need some security which you don't currently have. Active farmer status is sh!t and incentives landowners not to offer you security. There are opportunities coming, the parachute payment next year will bring up land and ELMs will be less attractive than BPS which might also encourage some landowners to let land commercially rather than claim subsidy as the active farmer.

You are in a better position than most as you have your own owned holding to fall back on but you must be feeling very dejected and that sucks. Presume you also have a job outside of farming?

Thankyou everyone, some good advice and to be honest I feel a bit better now getting it off my chest. I know I am in a better position than some people, however my place I have at home isnt very flash and the lack of land I have at home makes it really hard work. I completely agree its security I need. If I had a couple of decent sheds elsewhere It would be something but I'm a bit reluctant to get one somewhere now unless it has land with it or near my other land. I've found in the past I spend all winter leading muck or bales or driving about checking stock. I am hoping the golden hand shake next year will create some opportunities. No I just work in farming, just contracting in a small way and work on a handful of different farms part time locally.

I would think there would be a few long term tenancies come up for sale in Scotland this year.

Outgoing tenants can sell there tenancy to a progressive farmer. These would be fully secure 1991 tenancies.

@glasshouse will explain it better than me.

Do you know any farmers locally who may be looking to retire? A friend of mine rented a farm from an old boy who eventually gave him the chance to buy him out which he did.
