Mobile Mast Rent Review

Any suggestions for a company to do a five year rent review.
The Rent is at 5.5k ,is it worth even asking for an increase as i
presume costs involved might be more than increase?
It is a vodafone mast with 15 years to go was very lucky to
get a 19year364 day lease .

There is a legal ruling that they can go down even if it was an only up agreement, I would opt to keep it the same.

I have a radio mast thats on annual review now and and they forgot to pay as it hadn't been reviewed, a few phone calls indicated if they would pay the same go for it. Its on borrowed time as once DAB is fully deployed they wont want it at all.

The mast operators will try and force the rent down to agricultural values - down to £200-500/year from where it currently stands. This is only for renewals or new sites, so on that basis I doubt you'd get a rent rise. You need to take professional advice on this.

What are the terms in your contract - is there a formula for rent review?

Hi All

Thanks for advice ,lease is only on 5 year upward only not on a rpi like the old one.
The lease 5 years ago was before the new telecom code came in but i do think it
would be unlikely to get much of an increase .
The company that did the negotiation the last time were very average ,made the mistake
of using local land agent and had to advise him ,he didn't even know what 5g was!!!
