A lot of London Landlords have given the rental sector a bad name.

The new houses can't be built cheaply (badly yes) so yes Government will go after rented ones.

Might be safer than a building society account.

ISA's & GILTS should be good though.

They run the property down and drive the quiet good tenants away and this is more than bad.

I was surposed to apply for a short trerm
Letting licence fpr holl home , i got as far as sparky doing pat test which cost me a new fridge freezer ….. then lost the will to live and didnt do it , i got email off council yesterday telling me they are reporting me to the police for letting out holl home without licence , i hope i get the jail i need a holiday ! I have asked them few times for help but i just get emailed back we are exceptionally busy …. Like im not .This country is totally fuked it really is. .

Borders council are a feckin nightmare on this. We were given a list of non compliance in march. All sorted and returned by mid April . After 10 emails we still cant get a response from them . Our temp licence runs out early September and like you will be reported to police if we continue trading after then

Yep- had that. Heat one room and let the rest of the house go to rack and ruin. NEVER ventilate, except when it’s >25C outside. When mould grows, blame the landlord.

Still a nightmare to evict with S21 (20 months).

This house stinks of mould since. Would need EVERYTHING removing (plaster, floorboards etc) to get rid of the stink) and would take much more money than it would ever be worth to put it back together in a future-proofed way (meeting EPC-C, small rooms already, lowish rent area etc). Currently planning to raze the property and build better from scratch.

Do Air B&B properties or very private landlords get covered by these rules?

When I had a holiday let, the fire regs and all the other stuff got a tad heavy, but I know local properties rented out under AirB&B label who definitely do not comply.

And a local private rental farmhouse, had so much damp coming into virtually every room, via cracked old render on the outside, that several rooms were unhabitable. I couldn't breathe in there with mould spores and dry rot. The electrics looked like 1950s escapees, and probably were. Really, really bad.

Animals are more well behaved and house trainined than some tennants are and are prob less of a financial risk too ....

Why would anyone want to rent a house like that? Presumably the price was right?

I don’t think there’s any such thing (in England) as a ‘very private landlord’. As with everything in life, there are those that don’t play by the rules and there probably are laws in place to deal with slum landlords etc. whether they are always enforced is another matter.
