New Bungalow

having paid for a timber frame, it's quite simple to do another, 8 x 4 sheets !
If I was to build another house, if I did a timber frame I would just build it myself, I would have done the last one but was pushed for time then, though currently leaning towards doing the next one with an ICF type building

we have no spare time to build a wooden frame , Have builder doing most things for use as I am building a home to live in not a house to sell and i think there is a big difference in the two to the kind of finish you are looking for

Time is a factor, we tried to do as much as we could for cost more than anything, but there's certain things we can't do and I'm the first to get the professionals in to do their jobs. I like to think that the house i had a hand in building that myself and family live in stuck the balance between cutting costs without cutting corners and the only thing I would do differently is put an extra chimney in for another wood burner !

No wood burner or any chimney on ours
Going to use ground source heating and solar thermal panels for heating and hot water and have some solar panels for electric

was suggested we put in a stainless steel chimney and liner, and did, instead of trad build, actually worked out more expensive than traditional, we had our own stone, but wish we had trad one, doesn't look right, and if wind is wrong, it won't draw. That might be the same as trad one !

That is how the builder wanted it , stone will go back in again when the footings are dug this week the soil will be in a stock pile in case we need it , the builder is like me no good working mud up to your knees
when we did our bungalow, driver put down a membrane, and we supplied stone to go on top, he correctly said we had to, it saved an awful lot peeing about in mud, trying to get up to damp course. and bringing in any other bits, needed throughout the build.

The devil is in the details with houses these days especially if you are aiming for it being ground source and solar heated , if you have experienced professional timber frame installers the should no the score , but sealing under and between all the frames and the slab , gaskets around incoming cables to keep the air loss down makes a huge difference we had 3 houses built this year all sips timber frame and the builder got all 3 houses below 0.6 leakage (1.0 was the target for building regs) they were very good at those details + taping all the joints tanking inside with vapor barriers and so on .
we had to install central air ventilation / extraction to counteract the low loss build and stop condensation and damp but it all worked well.

Lots of people interested in how it is done so will post photos right the way to it is completed
