No we have a company from Jedburgh making the timber frame & putting it upWho's doing your timber frame ? Fleming's at Duns ? Quite easy to do yourself if you get the panel drawings done ! Fleming's are a first class firm tho !
If I was to build another house, if I did a timber frame I would just build it myself, I would have done the last one but was pushed for time then, though currently leaning towards doing the next one with an ICF type buildinghaving paid for a timber frame, it's quite simple to do another, 8 x 4 sheets !
we have no spare time to build a wooden frame , Have builder doing most things for use as I am building a home to live in not a house to sell and i think there is a big difference in the two to the kind of finish you are looking forIf I was to build another house, if I did a timber frame I would just build it myself, I would have done the last one but was pushed for time then, though currently leaning towards doing the next one with an ICF type building
Time is a factor, we tried to do as much as we could for cost more than anything, but there's certain things we can't do and I'm the first to get the professionals in to do their jobs. I like to think that the house i had a hand in building that myself and family live in stuck the balance between cutting costs without cutting corners and the only thing I would do differently is put an extra chimney in for another wood burner !we have no spare time to build a wooden frame , Have builder doing most things for use as I am building a home to live in not a house to sell and i think there is a big difference in the two to the kind of finish you are looking for
No wood burner or any chimney on oursTime is a factor, we tried to do as much as we could for cost more than anything, but there's certain things we can't do and I'm the first to get the professionals in to do their jobs. was suggested we put in a stainless steel chimney and liner, and did, instead of trad build, actually worked out more expensive than traditional, we had our own stone, but wish we had trad one, doesn't look right, and if wind is wrong, it won't draw. That might be the same as trad one !Time is a factor, we tried to do as much as we could for cost more than anything, but there's certain things we can't do and I'm the first to get the professionals in to do their jobs. when built to current regs for insulation you'll be surprised how little heat you need to warm a modern house. No wood burner or any chimney on ours
Going to use ground source heating and solar thermal panels for heating and hot water and have some solar panels for electric
Yes that is one reason to build a new home and we are putting more insulation in then the minimum spec sayswhen built to current regs for insulation you'll be surprised how little heat you need to warm a modern house.
Why level and roll stone in when you got to rip up for footings and floors???Stone all down and rolled in
Level's all done and marked out ready to start digging the footings View attachment 842868
That is how the builder wanted it , stone will go back in again when the footings are dug this week the soil will be in a stock pile in case we need it , the builder is like me no good working mud up to your kneesWhy level and roll stone in when you got to rip up for footings and floors???
floor level is 450mm above the stoneWhy level and roll stone in when you got to rip up for footings and floors???
when we did our bungalow, driver put down a membrane, and we supplied stone to go on top, he correctly said we had to, it saved an awful lot peeing about in mud, trying to get up to damp course. and bringing in any other bits, needed throughout the build. That is how the builder wanted it , stone will go back in again when the footings are dug this week the soil will be in a stock pile in case we need it , the builder is like me no good working mud up to your knees
Lots of people interested in how it is done so will post photos right the way to it is completedwhen we did our bungalow, driver put down a membrane, and we supplied stone to go on top, he correctly said we had to, it saved an awful lot peeing about in mud, trying to get up to damp course. and bringing in any other bits, needed throughout the build.

Fleming's did the new ones here though, won some design awards for them as well.
Any reason for more than just ground source for heating and water ?No wood burner or any chimney on ours
