Agreed and fees are based on that assumption but the ratio of industrial to residential/CoE/agricultural applications just doesn't stack up

Too many £200 householder applications vs £xxxxx industrial applications?

Some pretty large warehouses and residential schemes going up all around the place…..not to mention the business rates they would generate.

Also pretty easy for developers to attract planning dept employees away with a more attractive salary….who then know exactly how to find the holes in the system.

There is that, Simon my boss and his wife are both former Local Authority but there is no incentive to stay.

As for business rates, I doubt that will head towards the planning department.

Planning has been like that for years.

If you want to build a small single house you've a challenge on to get permission.

If you want to build 500 then your planning budget could be bigger than the whole annual council planning team one.
 
Anyone put a new farm drive in, will be just for farm traffic, to keep it away from the properties on the farm. Would need to be a completely new entrance off the main road about 100 meters up or branch off the existing one and cut through a wood, what sort planning issues is all that likely to run into, I’m expecting a lot but thought I’d see if someone had just done it recently and what they experienced?

900m existing drive cost to retarmac £150k. 3 quotes all around the same.
 
Last time we priced this up the costs where similar, needed kerb stones for tarmac though.

however over 10 yrs, the tarmac needs way more maintenance, over 20 it’s the same But over Maybe 30 the concrete might need replacing.

tarmac can be fixed in hrs and re-used. Concrete takes 4 weeks
