Hi, I am looking to get in contact with some land owners that might be interested in becoming involved with a new glamping venture. We are looking to establish a number of unique locations that will operate on an income share basis/rent guarantee with the land owner. We will be responsible for every aspect of the site including the booking management, maintenance and all the legal requirements etc. We are simply looking for someone with a bit of land and an open mind to become involved with this new venture.

Initially we are looking for land to the west of London, specifically somewhere within 30min(ish) drive of Windsor and surrounding areas. Somewhere that can be easily accessible to our visitors but still offer privacy and security. Local landmarks, places of natural beauty or heritage sites close by are a huge plus. At the moment we are looking for a new home for a converted London double-decker bus, but we also have a number of other off-grid units about to go into production. All of our units/locations will be one of a kind, architecturally unique designs to offer something a little different to our guests. We also have a number of methods in which we can work closely with you to help you increase your potential returns. Plus all of our units are mobile so we won’t tie you down to long contracts or not give you a simple escape plan if it’s not to your suiting.

Just to update this a bit, we are still looking for sites but our search area has changed slightly. I have a glamping unit which is 80% built and almost ready to go in the Cambridge area. We are looking for someone who has a little plot of land, half an acre or something who would be willing to rent this to us for the purposes of setting up a single unique glamping unit. The unit is designed to be completely off-grid and eco-friendly, it's built on wheels so, at the end of the agreement, we can simply pick up the unit and move on without any impact on the land. We can deal with all the paperwork, site management etc, you will simply make some rent of a plot of land you might not be able to use. Even if its an overgrown woodland or corner of a field, we can clear the site and make it work.

Yes, you are correct, planning is a bit of a nightmare but a lot of new business have hurdles to overcome when they first start up. As an architect though, I am in a unique position to be able to negotiate the planning legislation and as all of our units are custom built to the site, we are able to work closely with the planning office to make sure they are happy, because, at the end of the day, all businesses want to make sure the planners are happy......... ;)

Think I'm a bit out of Liam's area but in terms of planning, we went through Freedom Camping Club who are excellent and have a similar licensing ability as the Caravan Club. Our has been delayed but should be open next week.

Edit: Should have said ours was delayed by illness on my part, nothing to do with Freedom Camping Club.

I don't think it will be sustainable. Glamping is a passing fad and most people realise that for the price you might as well stay in a hotel ! I have seen many glamping owners sell up because it isn't as profitable as they thought !

I'm not sure it's a passing thing. I believe the market of 'average' outdoor pods/sheds is saturated & these are lumped in under 'glamping'. There are a lot of folk who really should stay in hotels but its up to the site owner to tempt those genuinely interested if their 'glamping' is up to scratch. On this I wish the OP the very best in his venture which sounds fun & carefully thought through.
As an owner of a site that I'm still working on six years on to bring it to a point where is is really ready & fit for purpose. I'm not sure if I'd ever consider it clamping though. Pleasant out-door living being my thing, be it in a tipi, basha or yurt. Luxury loo & washing facilities being highest on the list of priorities.
As the operator of a 5* B&B I find those who ask if I have a TV & are then surprised that I don't and make this a deal breaker are the ones who really should stay in hotel accommodation!
The 'need-to-get-away' is very quickly filled with the emptiness of daily routine so the 'need-to-sit-in-front-of-the-telly' raises it ugly head and the circle is never ever broken. Shame really as there's just so much more to life than that!

Certainly friends who have tested our site have absolutely loved it and that's without all the facilities in yet. It's very interesting to get honest feedback but the main thing is just sitting out in a field with a cup of tea or glass of wine while the kids run about and have a wild time. I think as farmers, we often forget the value in that simple thing as we can do it whenever we like.

Oh, yes just so true! We're out on our site all this week-end with family & friends. I'm just setting up the fire, I've cut a load of logs, got the BBQ ready, charged the battery for the LED lights & Mrs SS along with one of the girls has been preparing all the veggie food. I'm doing the meaty bits! Hopefully the roads aren't congested for the travelling visitors & the evening looks like it will be kind.:)

We've got loads of these solar PV lights and they seem to have come on hugely since I last encountered them. One or two duds had to go back but little screw in sensor lights with their own panel etc. It's pretty cool and the one on our compost loo seems to go for hours and hours on a day's sunlight. I put one on my shed in sensor mode and it's just pretty brilliant for a few quid. No wires or anything and lights my way as soon as I need access or am leaving.
