Dont use rainwater, a site near me was set up like that for occasional use, and because it was only occasional, there was an outbreak of legionnaires disease. This along with 5 others they had have been closed down where mains could not be supplied.

I would look carefully at the Legionella regulations & rain water.
As climate change warms up our planet this issue is rising up the list of things to be aware of. If you have folk using this type of water you then have the responsibility of looking after their health. A minefield but simple enough if approached properly.
There are UV light systems out there which are standard fitment in rain water holding tanks. This makes a buried tank & a simple pump an easy option. Gone are the days of a frozen IBC on a roof & no water available to a reliable underground tank.

In my world this is now a weekly check item resulting in each tap needing to be run for two minutes. There's a lot of taps! There is also a minimum temperature that the hot should be set at; 43 degrees plus or minus 3 degrees so your heater will have to comply as well or set to deliver at this temperature or above. Again tested. All the hot taps are fitted with a TMV 3 so adjustable

Fit a couple of nice toilets & a good system for the effluent. This will future proof your site. With two you then have a his & hers.

UV sterilisation only works if you have the appropriate dwell time to kill the pathogen. Unfortunately far too many people do not understand how UV lamp tubes work - and the end result is inefficient UV sterilisation. If you know how the UV set up works, and more importantly the dwell time required for you water flow, then all good - but please remember that the UV lamps lose efficacy quite quickly, thus the performance is reduced.

I'd imagine the tanks that are set up to do this job will say all this in their blurb else you are onto a bit of a loser to start with. The lamps are just like the fly zappers & have a short lifespan but this is a better way than using unnecessary heat which is more costly.
Similar to heat pump technology in their +60 degree temperature cycle on a weekly basis.
