Hi. First timer so please go easy. I am after a self build plot. I found an overgrown plot in my estate. Buckinghamshire. The land registry has it down as no registered estate which basically means it’s not registered. Would you steer clear of trying to take possession having tried everything to trace the owner and approach them for a sale? Or is there anything more I can do ? Appreciate the replies and Thank you

I don’t get this place loads kick up a fuss over folk rewilding their own bought and paid for land saying it’s a waste and they shouldn’t have it yet soon as someone suggests doing something with abandoned land your in the wrong

There’s 150 acre dairy farm around the village I grew up in completely abandoned thirty foot trees in the slurry tower bloke sold the cows one morning in the 70s apparently and never even scrapped up after the yards got 2 foot of grass over it won’t let the land out won’t do anything now that’s a waste

To claim ownership you need to possess the land as if it is your own for 12 years if unregistered (10 if registered) and then claim possessory title with the land registry.
The application is easy and cheap. You just fill in a statement of truth and pay the fee.
Land reg. will notify neighbouring owners and if there is no objection then it's yours.
If their is an objection then it gets expensive.

A claim at first registration stage at the land registry is the primary action if local knowledge fails ,but proof of ocupation without challenge and in your total control is required handle this requirement satisfactorily and you must then wait a period of time to enable challenges to your registration

Land registry will usually give neighbouring property owners 4 weeks to raise objections when they serve notice on them.
It's because its a conflict between two ideas of the "sacred" : land ownership on the one hand and land use (generally, on TFF, food production) on the other.
For some the sacredness of ownership trumps bad use of land.
For others good use of land trumps ownership.
That’s a very sad story for both the owner and the farm. BUT it’s his to do what he wants with. If I found someone squatting on a bit of my land in an attempt to steal it from me I’d probably end up in a lot of trouble.

I don’t think sympathy helps anyone it’s along the lines of hopes and prayers a load of tosh he’s been offered professional help and his response was to set the dog on the people ended up been sectioned for a while don’t get me wrong it’s a shame but me feeling bad for the mans not going to help him any

Something tells me the rules for adverse possession have been tightened recently, making it more difficult to claim a possessory title. I think a possessory title can be upgraded to an absolute title after a period of time too.
