Obligations with letting out units.

We are putting together some ideas for converting our single 10,000ft covered yard unit into 4 smaller ones and I was wondering if anyone had any experiences of multiple units, and things we should think about with regard to health and safety requirements, toilets, fire regs, etc, that would be landlord's responsibility.
If we put our own meters on the units' electric, do we become electric providers for VAT purposes
I am just brainstorming to try to cover any costs and requirements that might complicate the set up, as the previous tenant had been in there for decades and it just muddled along, and I realise we will have to be up to current speed if we are reletting. Any experiences would be gratefully received! :)

Long let or short term rental?
 
Separate power supplies and water, metered
seperate toilets
fire walls between.
carve up parking and allocate.
think about rubbish etc and how they will store it.
possible business rates- usually they pay
insurance may not be chuffed with all under one roof
