Pd and new shed

Thinking of putting up a new shed on my own land, but the site is only 7 acres, this is the only land I own but I do rent a fair bit around me. We currently have about 160 acres but most of which is on a summer grazing licence, I do have other ground near by on a yearly tennancy, no one wants to tie anything up long term. I have looked into what I am allowed but can I go down the pd route or do I need full consent, building would be a general purpose building for feed and straw and currently the site is bare with no other buildings to upgrade or replace? Cheers

Wanted to do the same thing pretty much but have 42ac owned and I'm really struggling to get permission. Went down the permitted development route and got refused been told to do full planning but have been warned they'll more than likely be business rates on the shed even tho its for agriculture.

I would tell them to get stuffed and justify their refusal of your PD rights, just a way to get fees in, also there is NO rates on agricultural buildings, unless you are mainly using it for contracting then sometimes you may have to pay, that is not up to the council it is the valuation dept of the inland revenue which decides

You must have p1ssed someone off at the planning dept,my dad got there backs up and they insisted he had a midden for his stone built stable before he built it.

Damn I thought it was quite straight forward if you own over 5hectres. What was you trying to put on it?

Jp was you dealing with st edmundsbury and if so how did you find them.

stick with the permitted development route do not try full planning they will have more grounds to turn you down and you have committed yourself to this lengthy time consuming route,do a robust application with full set of drawings and site plan also do a justification statement if you can prove a genuine agricultural need you should have no problem at all . I got turned down 5 years ago for 45x 30 building and have since built 90x50 and 75x50 no problem the more you can prove a need the harder it is for them to refuse if the they ask for a buissnes plan or accounts do not provide this it is not needed

Can't think why never had any dealings with planning dept before this was the first application I've ever made for anything.

Wanted to put up 100x50x16 agri machine storage shed, been in rented shed space since county council wouldn't let me take over farm after my father died. If I don't get planning I'll be out of business with nowhere to keep my machines.

Get a good land agent. My council are clueless as to what permitted development is. There attitude was if you want permission in green belt then you stand no chance. Anyway after a seven year battle and going to appeal we won our permitted development and was awarded costs which the council had to pay because of there attitude.

Ok, Ok ............ I was only trying to offer some advice for YOUR benefit

The problem isn't with the size or design of the building, its the location of the building on the land and the use of the land that is causing the problem. I have overcome the location issue just need to get around the land use problem.
 
Odd if it's just for storage (no livestock) that they are squealing about usage? I thought there was only an issue if livestock and their associated noise and drainage and smells were involved?

But if the building is less than 400m from a dwelling out with the farms control and its for stock or slurry full planning is required.

The councils are struggling for funds so if they can get you to apply for full planning its more cash for them.

The original poster Shorty should be OK with a PD application but there may be other things not mentioned in his post that would push it to a full application, like being close to a road or an airport etc.

My council are clueless as to what permitted development is.

Not just your council its most of them, Also it can depend on the planner you are dealing with, this get very aggravating as you feel you are teaching them the stuff they should know very well, the planning rules. This is probably why it often best to use someone like myself to make the applications.

As for Hesston4860s Your planning probably should be a PD but other things can pull it into full planning.

Hopefully we may of overcome the problems of the first PD application by comin at it from a different angle and making use of another part of the PD schedule on advice from the planners. We now await the outcome once again, and we get a second bite of the cherry for free !.
