Permitted Development/Prior Notification

We want to put up a building/roof over a muck pad and a sprayer filling area plus spray store. The total will be less than 1000m2, but will be 2 separate buildings each end of the farm yard. It is at least 2 years since we have built anything. Will the 1000m2 allowance for permitted development cover both buildings or will we need proper planning permission for one of them?

The muck pad roof will be over a concrete pad and walls that is already there, so why would I need full planning if we are allowed 1000m2 under permitted development?
If I need full planning for one, then the spray filling building will be 1/3 the size and would be the one to do.
Both buildings will be about as agricultural as you can get.

Just don't mention livestock in the notification.
'general purpose' is the phrase needed.
Also it must be further than . . . (400m I think) from a residential dwelling.

Hi I'm looking at buying a smallholding in west Wales, what are the rules about putting up farm buildings ?
I can't always find a place with suitable existing buildings.
 
All the responses to the OP are generally correct. Providing you have Permitted Development Rights then you can build up to the 1,000 m² in as many buildings as you require. Just be careful as the overall area must include any new concrete pads or accessways not just the footprint of the building.

In response to @harrow you need a minimum of 5 hectares to be able to look at permitted development rights for buildings on agricultural land, anything smaller and it will require full planning permission. I am currently in the process of seeking planning for one of our clients for an 80 m² agricultural barn on 3 1/2 acres, you just have to justify the building a bit more and consider its location.
Whereabouts in West Wales are you looking? I live just outside New Quay.

We have seen places with say 10 acres but absolutely no buildings, not even a car garage, its all just all grass.
I have thought even if the barns that could be present are in need of repair, then that would be a good thing because the council planners won't cause me any grief.
We are looking for a no neighbors place where we can live in peace.
Carmarthen has every thing for shopping once a week and that would be more than enough but Aberystwyth is maybe more limited.

Aberystwyth is actually better than you'd think, with the introduction of Tesco & M&S a few years back it has certainly improved.

Outbuildings on 10ac could be argued I'm fairly confident unless you are in a National Park or AONB. It is any form of residential building that you will have trouble with so providing the house is present or you don't intend to live on site then 10ac should be ok. With it being for muck storage, are there any grants to assist as it’s all helping keep the ground water clean. I’ve heard of grants off catchment sensitive farming or water authorities for concrete etc I’m sure.
might be worth checking for your area! 🤔

I have applied for a capital grant under mid tier CS for both the muck pad roof and spray filling area. I hope I get accepted onto the scheme, its a fair chunk of the cost.
I have had to commit to a fair bit of environmental stuff around the farm as well, although a fair bit of that was in ELH/HLS anyway. Just got the funding gap where we get nothing between the schemes.
They wouldn't pay for anymore concrete as my yard is 'too tidy'. If it had been a muddy mess they would have paid.
