Planning Applications, PD and the like (General Chat)

East Herts Council clearly have a different interpretation of what a "Conservation Area" is - they have allowed all sorts of out of place additions to properties in some very old parts of town that are designated this way :scratchhead::banghead:
A conservation area is only as good as the conservation officer's that are there to uphold the standards

A lambing shed will still be classified as livestock housing so it would have to be in excess of 400m from a 'protected' building (mainly other peoples houses) and under 465m2 floor area to be permissible under Permitted Development otherwise a full planning application would be necessary.
I don't think it matters whether the milking stall is there or not for PD but for full planning having an existing building of some type would be advantageous.

But surely a milking stall is a livestock building already so how does extending it lose its classification as a livestock building?

What you need is a straw and feed shed. ;)

What the existing structure is used as is not the issue here, it is the new works. The GPDO states:

Development is not permitted by Class A if it would consist of, or include, the erection or construction of, or the carrying out of any works to, a building, structure or an excavation used or to be used for the accommodation of livestock or for the storage of slurry or sewage sludge where the building, structure or excavation is, or would be, within 400 metres of the curtilage of a protected building

So any alterations, extensions or construction of a livestock building can not be undertaken under permitted development if within 400m of a protected building

We have an derelict milking stall that sits in the middle of a field around 300 metres from the nearest houses. It's still on the OS maps. I would like to treble the size of it and use it for a lambing shed, would this feasible?
If you put in a prior notification (28 day) for a storage building (hay,straw ,machinery)you can still use it for lambing under rule d3 this allows the use for livestock housing under the following : sick,quarantine, pregnant ,newly born and bad weather, but its intended use must be storage use so no mention of livestock on the forms and save yourself a good few hundred £££

I knew there was some wording about in certain circumstances such as illness but I couldn't find it until you posted that. Thank you.
 
Might have something to do with the backhanders and special mates rates that all councils are prone to deny !!
I don't see this happening. Council's are so scrutinised by the planning commission. We had an application refused at committee, no reason other than the chairwoman (who abstained from the conversation/vote) was the parish council councillor and the other committee members didn't want to pee her off. 3 months later it was overturned and the council were made to look stupid.
Especially as their own planning officer has recommended approval.and they ignored him!

I've appoached the cops about possible planning fraud (either that or gross incompetence) but understand the police don't get involved because "planning is already open to public scrutiny".

Well, this member of the public has scrutinised and encountered a familiar fetid odour. What next? Police are not interested, so go back to stage one again....and so on the merry go round we go!

Is this actually true or scaremongering?
