Thanks for clearing that up! I nearly keeled over when he mentioned the price but made out it was normal and reasonable. It's the same architect who did the initial plans (elevations and internal layout) and submission.

I'll certainly be looking into the other options you mentioned! (y)
there are several ways to pay aswell for regs ,sqm price ,if you are main contractor (do it yourself) you can do it on the material price,

Thanks, glad to have that confirmed! The initial submission was over £1.5k and considering I did the drawing and they just formalised it, that was a bit steep too.

Found a one man band type in the local magazine, will see what he quotes. Otherwise will likely go down the notice route with a trusted local builder (not really qualified to do the build myself!)

I'm not sure where you are in the South East but if you want I can put you in contact with our architect in Tunbridge Wells.

We are hoping to buy our first small bit of land - problem is half of it is rough moorland with a CROW / Open Access designation. Its also World Heritage and Area of Outstanding Beauty (in Cornwall) . We want to build a 40 x 25 mtr sandschool and the best place is on open access land because that saves me giving up good gazing. Its on a hillside so visible from a distance although we would have banking round it. We will also want to put in hardcore tracks. Have you any idea if planning would be granted? And if it was would people still have right to roam over it once its built!

Wow! You are fighting all the special designations ...... I'll have to ask my boss, I'm out of my depth on that one!

Yeah, its a nightmare . I am not surprised previous sales have fallen through - all we want now is for the mining search to come up with something!
Probably a sssi aswell ,its the heritage site is the killer.we have tintern abbey a mile away and it is the ruler in all planning matters within 150 metres of iits boundary walls ,so you might be flogging a dead horse as such
 
@GeorgieB82 if you were applying for a new farm dwelling, could an application be based on two paragraph 55 fronts- agricultural need, and exceptional architectural merit? Would this give an application more clout?

I would think so, although if you have a demonstrable need on farming grounds then the architectural merit (and the costs involved) could take a back seat. If you are looking for an architectural merit style house and using farming as a supporting argument then I think you might have to push a bit harder. Agricultural need is a NEED where as architectural merit is a WANT in many cases and a need can be more persuasive than a want.

As promised I spoke to my boss and although it would seem difficult from the outset he suggested submitting a pre-app to the local authority as they will engage with the other interested bodies. If you haven't brought the site yet you can still put in a pre-app and it is confidential so the existing land owner and other interested parties won't be informed.
 
A big thank you to @Steviemoomoo for letting me publish this on here, and sorry for the blatant promotion but it is a TFF success story.

Steve contacted me via the forum at the end of the summer looking for someone to undertake planning in the form of Prior Notification for a new storage shed. We, SJM Planning took on the project and on Monday we got permission granted; hopefully Steve agrees but I felt it all went smoothly and I hope by involving us it took the pressure off of his shoulders.

And just to prove you don't need to approach someone local for your planning work, despite Steve being 20 miles away from our office we never met and we never visited site! The wonders of modern technology!
