@GeorgieB82 re converting redundant ag buildings to residential. Is it feasible to put up a new shed and announce it to be redundant in two or three years time, and then get an approval for conversion to residential? Surely the planners have plunged such a loophole?

my shed which I put up 2 years ago has a condition that if it becomes redundant anytime for the first 10 years it must be demolished and put back to green belt. not a problem for me as I plan to use it, when cattle are out I put tractors etc in any way

Off of the top of my head I believe the building must have been in agricultural use or redundant in 2004 so a new building wouldn't be eligible.

Was that a 28 day notice
no full planning for livestock
If I had been that way out I could of probably argued and had it removed but didn't bother me, one neighbour was drastically concerned that we wouldn't ever use building for cattle but would use it for a workshop for the plant hire, I reminded the councillors in the town hall if I had have wanted a workshop I could have done it under permitted development! (28 day)

What about if the building is replaced? We lost a large traditional wooden cowshed in our fire on September 28th. We had always intended it to be converted to residential along with the other traditional buildings when we emmigrate in 5 to 6 years time. NFU Mutual are looking to replace it with a near identical wooden barn but we need full PP to replace it. Would it be subject to such a condition about not changing it's use even though it simply replaces one lost in fire?

I would expect so. As you say you need planning for the structure itself, and demolishing one doesn’t mean you can replace it again without planning.

You still have the established use and need to apply for the replacement structure,i would think it unfair if they want to restart the clock ticking again for the replacement building,Don't do any prior approvals if you want to exercise part Q in the next 10 years

Do you think part Q will exist in 10 years?
When it first came out i did not think it would last long, but now the rush is over i don't see why they would take it away having said that if there is something you want to do i would not hang about and set the ball rolling as you have 3 years to complete but if its to soon you could resubmit in year 2 and get potentially 3 more years

I have got a couple of sheds with only a year left to go before they should be completed. What's the chance of getting it through again if resubmitted do you think?
I can't see why it shouldn't go through but no guarantees with the planners around here.

should be completed?
normally you just have to make a start so foundations is normally enough to show you've made a start and once you've got that its there indefinitely?

Submitted planning in principle for a dwelling on a 100 cow dairy farm with no existing accommodation at start of year. Was forced to withdraw application before it was refused. Started looking into it again and as I stay in local village planners say there is no need for a dwelling on site. Too make matters worse have found out today that section 75 are to be scrapped and am told this will make rural planning even tougher! Am at wits end with it. Any advice would be much appreciated.
