I am looking at putting up a building which will be used predominantly for livestock hopefully using Prior notification rather than full planning. How strict is the 400m rule from another dwelling? I appreciate different councils maybe more strict than others. Obviously if it was just a storage barn then there are no issues!

i don't think you can do a livestock building under permitted development any way?

90%+ farmers just lie and say its for produce, then its a bit of an emergency where to put these "in calf/calving" cows …

full planning isn't really any dearer or much hassle, just a bit longer wait?

There is no flexibility on the 400m but if it is close then say it is at least 400m and let them measure it!

Unfortunately it is not even close. About 250m I think. Looks like full planning for that spot, or just a storage shed!!!I do have another site which I am mulling over which is 600m away from any house.

Slightly different, but looking for any first hand experiences - What would be the best way to finance a PD barn conversion? And any recommendations?

I obviously already own the building and surrounding land/buildings which seems to confuse some traditional mortgage brokers. I'd be grateful for any leads.

I should say, this wouldn't be to rent out or anything, it would be for me to live in.

If I had full planning granted around 10 months ago for a livestock building ( now in use). can I still use my pd rights for a secure store 30x40 and a machinery/straw shed of 100x30. Last pd was granted 4 years ago for me so well outside the 2 yr wait, tia

Probably best to check the decision notice of your full planning permission to see if Permitted Development rights were removed or restricted as a condition of the planning permission
 
Thanks but don’t think it mentioned them. Keep asking our county planning office but they can’t tell me on the help desk.
PD ain’t dear, apply under PD, they’ll soon let you know if it ain’t allowed.
Otherwise jobs a good un, who knows, it might even slip through even if it shouldn’t.
Don’t think you’ve got a lot to lose by trying.

No, the moment it is not used for agriculture it will need to be removed or an application to change of use made. If agriculture is not the intended use then do not apply for agriculture. With 0.7ac you will have no chance of demonstrating an agricultural need in any case.

Be open and up front and apply for what your inteded use is otherwise it'll bite you in the a$$. Sorry to be blunt but too many people try to get us to apply for something to disguise the end use and the councils aren't stupid.

Why would you not want to put in for the building for storage in the first instance?
