Planning Applications, PD and the like (General Chat)

Please feel free to drop me a message if you don't want to give out too much information on a public forum but; why has it been empty for so long? Has the farming operations changed so the staff aren't required? What are your plans once it is done up?
I would seriously consider trying to get the AOC removed (or relaxed) before doing too much to the property but for it to still be classed as a dwelling it must still be habitatable.
Yeh they know it’s empty because they are now charging double council tax on it

Don’t lose the Habitable status it will be a hell of a job
 
Hello all just wondering is it a big job to apply for planning permission for a agricultural Machinery shed or is it best to get a professional to do it?Thanks.
I am slightly biased but I would say get a professional to do it. But ... as a forum member my impartial advice is that if it is straightforward and have accurate scaleable plans then give it a go yourself. But if you are in a conservation area, AONB, Flood Zone or any other sensitive situation then get a professional on board.

I’m getting the shed company to do the drawings. And yes it’s a straight forward shed. Just know what way to go about it really. What should I expect to pay for a professional to do it? So far I’ve been quoted £450-£550 😧

What sort of professional? A planning consultant? If so, please check they are RTPI registered or at very least a chartered town planner, if not then you are paying for nothing. For that price they should be providing a planning statement, completion of the forms and acting as your agent throughout the application process.
If so, then £450-£550 (excluding the application fee) is about right. If there is any drawing work (for example the shed company's drawings aren't up to scratch) then you could be looking at double that at least.
 
As in outline planning?
No as in Prior Approval under the Part 6 of the General Permitted Development Order 2015. It allows some agriucultual buildings to be errected without planning permission. BUT, I notice you are in Cornwall and you have a lot of AONB's and National Parks down there which restrict this option. Please feel free to message me if you want more advice.

Would shipping containers be classified as a temporary structure and not need planning if using for feed storage? Can lift them and move 20 yards with telehandler if anyone with a clipboard comes knocking?

A bit of a grey area really. If you're going to use them long-term for storage of feed and you have no intention of moving them then you would need permission but if your intention is to have a moveable feed store then you do not

When I looked for inspiration several years ago I saw everything from some very professional drawings right down to some sketches that looked like they’d been done by a 5 year old. They made my best efforts using a ruler look almost professional.

Just had planning passed for a roof over an existing feed yard, 80’ x 20’
Did it all myself, bought the required site plans from the recommended suppliers.
Only issue I had was getting the drawings to fit on an A4 sheet at 1:50 scale. Had to draw the side elevations at 1:100. In the end I scanned some drawings, and posted the ones I couldn’t scan into the portal.
S.Gols planning were very understanding! Had several initial problems with my application, but they talked me through it until it was approved.
A very good education , well worth having a go at yourself. Total cost was about £150.
Next issue is the CIL, payable when construction starts, nearly 1.5k!
