Planning Applications, PD and the like (General Chat)

Quick query - we will be asking our Planning Department next week: field has an existing gateway onto the road, is planning permission/consent needed to widen the entrance and put down a non-permeable track surface about 50metres long to give improved access? There is no hard surface track there currently.

Without checking I believe it all depends on whether it is a classified road or not.

In that is case I would recommend submitting amended plans and materials under a Non-Material Amendment application. Very straightforward to do, but as the existing permission does state the plans and materials to be adhered to then you need to get any amendments approved.

Would a consent for amendments take the new development out of class q regarding the time frame and allow a significant start to secure the planning rather than 3 yers to completion
 
@George from SJM Planning what maps would i need to do for a prior not for a new track, area is 600m2. Is it just high level location plan or do i need more as its a little way from the yard?
I would suggest a map of the whole holding, an RPA map would be ideal and then something just showing the immediate area and the route of the track.

I think you need to be careful about the road access, our new driveway position was actually determined by the County Council Highways, it is onto a 'C' class lane but there is no speed limit, which means it is potentially a 60mph road. This means that the sight lines required when pulling out into the road are the maximum, and might be difficult to achieve.
Ours are fine but the way some drive on the lane means you still have to be very careful especially with slow vehicles.

Yes even if the road doesn't have a number it is probably still classified.
The application will need to be made to your local authority but they will consult with the highways authority which is normally the county council.
If it is a 60mph road you will need to have visibility splays of over 200m in each direction from 2m back from the highways edge. The alternative is to get a speed survey done to proved 60mph isn't a real life speed.

Unless you are a member of the travelling fraternity, in which case 70m from a blind bend in each direction is deemed adequate....!!
