The building must comply with all of Part 6 of The Town and Country (General Permitted Development) (England) Order 2015 and its subsequent amendments. I have attached the relevant extract. Looking to put a shed and yard up on a 15 acre field
Sorry if it's been covered before.
They have now come back a fortnight after the 28 days were up and said if I don't prove the buildings are not for reasonable agricultural use they are going to refuse them.In which case they have not informed you within 28 days of receipt of the application that Prior Approval is required so crack on!
I would respond stating that you are of the opinion that their failure to inform you that Prior Approval was required within the prescribed time period and that on xxxx date you believed the proposal to be lawful and not requiring their approval and if they can not disprove this assumption then you have the right to appeal to the secretary of state over their action in pursuing you.They have now come back a fortnight after the 28 days were up and said if I don't prove the buildings are not for reasonable agricultural use they are going to refuse them.
My tin shed is OK but not the brick one. 15x5m single storey. There's hardly a single farm yard around here that doesn't have such a shed. I'm not very happy tonight.
The whole thing, 2 sheds and concrete yard only comes to 710m2, nearly 300m2 less than a single shed would be allowed.
I forgot to check but is this for new buiildings under Part 6, Class A? I have checked this online for @Kidds and the only date shown is the received date.Don't assume the day you sent the application in is the registered date,the details should be online.
Are you getting the shed from a supplier or self build? Most shed companies will be able to supply you with plans for the shed they are supplying.I need elevation plans to support a prior notification application for a genuine 120ft x40ft x 15ft basic portal frame shed .or similar size .

But as he put in a PD application surely they should have asked before the time limit and IMVHO if they are saying they have doubts about its use despite the applicant saying thats what they are for they are effectively calling him a liar, unless the design is blatantly not ag, and if its use actually turns not to be ag then they could enofrce against itI have checked with others with more experience and @Kidds Case Officer is within their rights to ask for more information as if they are in any doubt his buildings are not solely for agricultural use then they wouldn't be PD. It may be a blessing as if he proceeds assuming they are PD and they are later to be found not to be PD then it could get difficult with retrospective.

There is no formal time limit but you are well within your rights to chase them after a few weeks. If you don't get a satisfactory response don't be afraid to contact the head of planning and say you are unhappy with the time it has taken and request a refund of your fee and an explanation.Any time limits on paid pre planning chat/advice with LA .

Thanks for the offer , Ive decided that as its purely elevation side and end drawings to scale, I should stop being defeatist and do them myself using a conversion tool and a simplistic design , It may be a mistake , but there ye go , Ill let you know !Drop me a PM or an email at [email protected]
