Agree totally with above, planning officers lie and just want a fee

Do some of your own research online and chances are you will know as much or more than both of them. I'm not talking about taking a degree in planning law, just look up the planning rules and regs on a .gov site and search the forums. At least get yourself some background knowledge on the subject so you can understand what they are saying and pick up on their mistakes.
For example, my "agent" who is a professional with letters after their name, works for a well recommended firm, specialising in Agricultural Matters etc etc and quite happy to charge in an hour what would usually take me a week to earn. My very first conversation with him started with him telling me that the limit on area for Ag PD was 465m2, he got a bollocking off me straight away because I knew it was 1000m2.
Never assume any "professional" is doing their job properly, in my experience they rarely are.

If I hadn't done my own homework first I would have been none the wiser, and that was my point.
A big advantage when using a professional is they remove the emotion, you don't end up having a row with the planning officer.
Have taken all your advice and got a local consultant on board and everything is looking like it will work out great, Had managed to do a decent amount of homework on planning laws first - (thank you Kidds, this already saved us from a heading down a bad path! - Although, it is more of a relief for the whole thing to be 75% in someone else hands.

The main reason it time. 28 days for a Permitted Development application to be determined or 8 weeks for a Planning Application.
Also, PD applications are not open to public comment and do not require external consultee comment.
Furthermore, they are not subjective, it either complies with the GPDO or it doesn't. A Planning Application is determined in the judgement of another human being who may not see things the way the applicant does.

Looking at putting a new shed up at home existing buildings are being knocked down as the stone barns have planning on them so gonna put new shed up away from them
The stone barns have planning on them? For conversion? Does the planning have any conditions restricting permitted development?
Oooh now your asking not that I’m aware of got planning on them nearly 20yrs ago for b1 conversion will have to check that one but fairly sure it doesn’t
After 20 years hopefully the Council weren't that nasty, generally they put 10 years of no buildings under PD on conversions

Size and location are strictly defined; oh and it has to be completed within 3 years I believe rather than just started with full planning.Oh well that will have lapsed then
Oh yes so whatever size you state and the location you put it has to be there
More so that it can not be closer than 400m to a protected building of being used for livestock, can be no more than 1000sqm in size etc.
Also, a lot of farms can't do PD because they might be in National Parks etc
