Yes... you can't handle them without a license... but how would they find out you've been handling them...? Aha! DxThat would be illegal would it not....interfering with a protected species and all that.

Indeed. Public sector early retirement schemes have a lot to answer for in terms of bringing the country to a grinding halt.
Does anyone think the LPA is completely trustworthy...that they never show favouritism or accept bungs, etc., etc...?
A more or less identical application up the road was approved without any need for a flood risk assessment, even though it was for two cottages & the site is much closer to the river than I am... Should I ask why they didn't need one and I do, or would that just press their buttons.. P'raps I should just accept the mysterious ways of the planners and bite my tongue... I'm already in their bad books, after all...Dx

Look up their application and compare it to yours very closely. If yours is refused it might provide good arguments for an appeal. Very unlikely that it's worth making a fuss now though.
They will say every application is assessed on its own merits and/or that policy has changed since that application was submitted.
The Case Officer on your application won't pay any attention to this argument but if refused then it could be good ammunition at appeal but be careful the scheme's must be like for like to be relevant.
sometimes you have to bite your lip and let it happen ,as you cannot rush them ,do what the planners ask for ,be polite ,but do not harrass them ,they can get spitefull and they have long memories

Copy the useful bits and resubmit yours.
That's what I was thinking... I've been on the portal and there's definitely no FRA in the documents. It's residential as well, so they'd need to have some kind of safety procedure in the event of flooding...it's just a few metres from a tidal river. Dx
I've got a site specific FRA from the previous landowner which they say I can't use because the last page of the survey has different plans to mine...
I'm being as good as gold! I bet it will still go to appeal, though... grrrr! Dx
On the ecology survey saga, I've been told by the eco company that anything carried out now would be invalid for the LPA's purposes and that I should book between May-September next year... which throws up all sorts of problems as the LPA probably won't consider the application(s) without it... What a mess! Dx
