Planning for shed

hi everyone looking for some help here! I have 25 acres of grazing land which is bordered by trees I applied to put a shed on it under the 460 sqm and sticking to the restrictions set out in the Scottish councils planning department. I have a holding number and sheep on the land grazing. I applied through the route I was told by the council "prior planning approval" the shed is for lambing and storage. They have replied stating it needs full planning permission as it is forestry land? Is this right when I can clearly demonstrate its in use for grazing sheep? Do I have to change the use of land somehow? Thanks in advance

is there any other houses within 400 meters of the proposed building excluding farm houses ?

There is a kennel business which has a bungalow and it might be just under the 400m mark
if you state its for livestock and there is a private dwelling within 400meters you will need full planing (in england ) if you putt up a storage building under 28 day notice you can use for stock under certain circumstance under the 1992 regulation paragraph D3 thats what i do as its a easy route to gain permission and cheaper

In England a forestry building still falls under permitted development as mine had to be done as a forestry building. On the plus side to a forestry building there is no sq meter limit even under permitted development !.

Around me everyone just seems to bang them up and worry about planning after. We have always gone through planning for any sheds etc we have done. Never heard of anyone having to take down. One done through retrospective was 300 ft long 50ft wide!

Just tell them it for storage they may get excited about muck slurry etc and what you will do with it .
Find an Architict who will do it for you (the planning) they shouldn't charge you much more than a couple of hundred quid they also will know which it's the best way to get approvel.
