Potential changes to residential tenancies in England

The Central Association of Agricultural Valuers (CAAV) has warned that finding affordable rural housing is likely to be more difficult under new Government proposals to change the law on residential tenancies in England.

For almost 40 years, houses have been let with the confidence that, once any agreed term has expired, the house can stay let and the owner can recover possession when needed with only two months’ notice.

However, that could be about to change.

I didn't think it was a problem if you let for a fixed term of say a year and then keep renewing for fixed terms annually rather than simply allowing the tenancy to lapse. This way the tenant would have to leave at the end of the tenancy period unless you renew.

Having been both a tenant and a landlord I think this is reasonable. I think there is a misunderstanding that this legislation would mean it is impossible to get a tenant out but with repeating fixed term tenancies this is not the case.
