I keep having these letters from Sherwill Drake Forbes about getting them to negotiate better payment on the poles , transformer etc, Has anybody used them and has it been worthwhile.It seems its a no win , no fee deal like those claim solicitors. I feel cautious about it , seems straightford, but you always wonder what your getting in to. It is a pittance that we all get for compensation when you look at the big profits these firms are making, so it is tempting to give it a try!!

I expect they will take 20% of it for themselves!
But if you get more, let us know. We must have about 20 in the middle of fields with a surrounding area of bare earth where the cows all mill about rubbing their heads on the pole etc.

They are one of a number of similar firms who use hard ball negotiation. If you have a trusted advisor ask them first, but nothing to lose by speaking to them. It's your choice at the end of the day.

Will they just be suggesting taking a one off easement (instead of the annual wayleave). If so, personally I'd be reluctant.

Know someone who took easement of £2,000 for a pylon, I'd guess it was 20 years ago. Whole load of works recently been done on the line, we got £7k for a tiny bit of disturbance, the other farmer had much more disruption, but N Grid they had the easement.

Suppose the £2k will have been doing something else over past 20 years.

I will phone them and see what they say next week, i agree they are a pain in the arse

it might be , most people like me just let it roll on, but if pushed the utilitys get forced to pay more

Try it. Let them negotiate, and see what they come up with, then you can decide. Would be interesting to see what they can get in comparison to your current wayleave.

If it's simply an easement, think the utility companies maybe have a simple calculation of wayleave multiplied by a certain number of years, unless anyone knows differently.

Phoned them this morning, Well after all that it is nothing to get excited about, what a surprise, It appears they are contacting rural houses with poles etc in their gardens, are then fighting for a one off 14 year term payment for the house owner. Was told £2000 average settlement with them taking costs out of that.I presume that if a existing wayleaf agreement is in place, then they would not take on case.So not poles on farms at all, would not be interested she said. So might be worth looking in to for a house pole, I expect they take a fair cut.

Mate of mine is a director.

From what I can see they are pretty sharp, specialise in this sector. They are always very busy, doubt they will be playing for the other side.

We have a request to accept the change of an electricity substation on our land .
Currently stands in 10 m x 10 m compound , surround by security fence .
They want to replace it with a similar, but up on H poles and moved 50 yards within the field so it doesnt apparently need planning .
The substation serves a large community , and is at full capacity .
There are several new building projects within the area that need supply and I dont know how theyre gonna get it , along with some that already cant get supply, but want it.
"" The thing is "", northern powergrid have offered me £136 annual new rental for the station and £35 for the new poles ***should I be biting their hands off ***

Also they will probably have wayleave to maintain but do they have it to "replace "
They dont want to pay for the compound they will use for 12/14 weeks

They dont want to pay for the compound they will use for 12/14 weeks
Agent, agent, agent and they pay all the costs.
Do not negotiate or speak with them AT ALL without appointing one. Do not allow them to start ANY work without agreeing fees. These companies do not work like farmers and will try to avoid costs and deny conversations unless they are fully documented.
This is a new development and the use of your land for a temporary compound is worth thousands of pounds. The wayleave payment is only for the current equipment.
If the new substation is 10mx10m then you should expect 5 figure compensation based on other similar developments.
