Price for rent of land for commercial use

I am looking for land to rent (field approx 2 acres). What would the approximate rent be if it were to be used for a dog field to hire? Would it be much more than if it were for grazing etc?

Yes, by quite a bit....if you can find anything that is.

Any landowner would want a reasonable sum to make it worth their while. Pony paddock money would be more like it I would expect.

I doubt any landowner would be too keen on you hiring it back out again - a willing landowner may very well do it themselves.

You’d also need planning - something that wound require the consent of the owner and would be at your cost.

Yes, I am aware of the change of planning etc. The landowner is up for it but said he will get the land agents to get in touch. I am aware of what land should roughly be here per acre to rent, but I have a feeling they will come back with something extortionate with it being for a business. I appreciate that, but I will simply be putting a 6 foot fence round and hiring it out by the hour. My question is, in this circumstance, how much is reasonable for them to ask for rent.

If my agent wasn't looking carefully at the potential yield overall, and working back from that...well he wouldn't be my agent for very long.
Expect many times the grass rent value.

The complications for your potential host are far beyond what you think.
There are severe potential tax implications to taking land out of agri for a start.
Disease risk, public liability, re-instatement, provision of services, vegetation control, creating precedent/public perception ('oh we thought this was a dog walking area, cos we saw lots of people walking dogs here last year'...that goes on FOREVER)
It's a very different kettle of fish to grazing 20 sheep for the summer.

The flip side?
Owner potentially gets upgrade in freehold value from planning change.
