Price of land

Just thought it would be interesting to do our own TFF survey to gauge the price of farmland up and down the country.

If you state the county and price per acre, and if it was bare land, or equipped with buildings and house etc. of known sales recently.

Land sold at auction 2 days ago, ex council farm.

20ish acre bare land no entitlements £300,000
27ish acre " " £330,000

Both bought by a local guy, non farmer, investor apparently

£7500 per acre for 16 acres 4 years ago with old stone barn in good condishion. 4 acres no buildings nothing in it just wet grassland just down the road £11000 acre last autumn. In the Derbyshire Peak District

My gut feeling is that in the last couple of months the fizz has gone out of the market from a farmers perspective.

Just look at the drastically lower returns in virtually every sector.

Investors are another thing.

A parcel near us bought by an investor was auctioned again last spring.

It was unsold as it did not reach the reserve.

There were no neighbours wanting it,no investors daft enough to pay more and the land is only marginal quality.

Sometimes investors will find land does not give great returns,in fact ties up money in something saleable only at a negative return.

2500 and 1500 is between Calgary and Red Deer so central Alberta.

80 is north of Edmonton. Bonnyville, St Paul, Athabasca. Lower around there although maybe not quite 80.
