I'm not sure where you sourced those figures from but the ones I saw said open has enough capacity that is obtainable in 30 days to cover Russian output.

Good luck - if you have knowledgeable tenants they will sit tight for a long time, realising that they hold all the cards.
It would hurt, but it might be worth offering some fairly serious money to get them out.
Just finally got rid of sit in , know everything tennants, now listing as holiday cottage , sorry to other locals looking to get on but I’m not ever long term letting again

Lets face the facts, people owning multiple properties is immoral. I would tax second homes and buy to lets extra, probably an annual property tax based on their current value. Tax the rich, has to be done now. Business to pay a proper corporation tax on their turnover as well.
Why bother working hard & building a business to employ people far better to all live off the state, oh guess where the state gets it's money from!

Where will people live if they cant get a deposit to buy a house if they cant rent ? Some people dont want to own for many reasons

It's sad, though, that the S21s were served in cold blood on tenants who had been good tenants. The new landlord was on local TV recently, saying pretty much to the effect he's got to find tenants who can pay higher rents, or his buying model fails. He's bought with sitting tenants without factoring the human element into his model.
Govt needs to bring in a rent freeze and give tenants lifetime security like it was before thatcher.
Stop landlords bleeding the country dry

careful with taxing too much……. it doesn’t work or put more cash into the exchequer

The property market is crashing, just it is hidden to keep prices high and maintain investments. Price rises (cost of living) now mean them that were just managing in their large house, Range Rover and BMW on the drive, holidays, kids and new clothes all the time etc (life style people). Are now trying to off load cash in and get something they can afford and still have the lifestyle. Look at the sudden increase of houses being advertised for sale in all sorts of rural and semi-rural villages. The great retreat back to cheaper housing in towns and cities is starting, especially in the villages around us. When it can't be hidden any more mass panic will ensue, hopefully it is the townie blow-ins who complain and try change everything are the first to go and loose loads of money. I hope they then suffer like they have made many of us suffer through their stupid ways and ideas. I am certainly looking forward to capitalising on their suffering and stupidity, for too long house prices have been over true market/ affordable value.

You need a deposit to rent a house as well as buy one. At present there is little housing stock to go and buy and precious little to rent around here.
Because there are far too many people chasing far too few properties, if you let more people into a country than houses available prices will rise, if you have too few people chasing far too many houses prices will fall.
The past governments manipulated house prices higher for their own means.

High levels of taxation does work- there are plenty of countries where it works just fine.

models show rate lower tax collects more


it’s easy to decide where you want to pay tax these days if rich so high rates just takes money away ftom the country……… many already do so
