There are some pics of buildings as is.
View attachment 580530 the back wall isn't quite as good (I have seen better remain standing but I would rather re do it)
see what you think to these designs: they are not final and some of them have furniture in wrong places (across windows <I copied and pasted from a different design)
edit I also plan to swap the kitchen/dining and living rooms over so the living dining Is in the larger half

Don't worry about the detail , just get the permission.

its not householder permitted development rights they are such as an extension that has to be less than xm2 and not more than x% of your house and be the only extension to house etc

All i am saying is around here (aonb)all farmers have tryed to get barn conversions etc ,and have all had to go thru the rigmarole of planning ,bat surveys,ecology surveys etc some have got it some havent

No you can do 3 up to a max sq footage, IIRC dont think you can in national parks

First rule of planning, NEVER believe anything a planning dept tells you, we fought a ten year battle with wilts council and you would never believe the lies they told, thankfully the planning inspector ruled completly in out favour after a three day public inquiry, it must have cost the local rate payers many thousands just to find THEY broke the law and then tried to cover it up, unfortunately for them I had kept the email that proved our case, which they denied they had sent ten years previously

IF you are in a AONB you dont have pd rights so yes you would need full planning

After 10 years, permitted development houses gain their residential permitted development rights to stick a porch or conservatory on.
It will soon pass. ;)

We are using Part Q of permitted development rights to convert an old milking parlour and attached cattle sheds. Our neighbour converted his old cattle shed in to a house last year, his was just clad in tin.
I think it all depends on the planners, since our neighbour got his done, our planners have changed, we have them objecting to just one bit, so we are going to appeal.
I would always look on you local planning portal/ estate agents websites to see what has been passed, and have a look at the applications. Some that have got through are really just sheds.

If you can get it through by Part Q it saves a lot of hassle, and it cheaper just, than full planning, its just unfortunate that our planning officer was a *****.
