Bee looking at a 10yr fbt Cumbria good bulidings house shabby needs lot of work done land lord is making a good contribution rest is for tenant to sort out.
150 acres grade 3 slowly permeable seasonally waterlogged reddish fine loamy soils. In short heavy in winter. know the area so half a idea.
agent says looking for fair market rent but Christ whats that guna be? where hell do we start there no entitlements out going may sell them but not confirmed.
we thought maybe 150 but mite be too strong.

Never easy. Write a business plan (yourself!) showing expected prices/profit/costs of hose repairs and what rent you can pay. Don't work for nothing. £150 sounds way too much to me. You can buy entitlements elsewhere and certainly in the recent past you could apply for free ones as a new or young farmer. Do some research.

will be 200 plus imo. House would be 1500 pcm on its own so that’s 18k to start. 12k for the rest gives 30k total boils down to 80 per acre with buildings thrown in. Will sound reasonable to someone wanting to get on
Its not worth 1500pcm when you have to do work on it! And that figure sounds high anyway, unless rents in that part of the world are more bonkers than here.

Does the house have an EPC? If not it is not lettable on the open market so be aware of agents pushing that one.
Repairing obligations of the tenant are usually huge compared to a house let on the open market, and from bitter experience, try getting the landlord to do any of their obligations regarding repairs and maintenance on house and buildings. Houses on tenanted farms are worth no where near market value of a normal residential letting

I am thinking that the entitlements aren't worth buying unless you can get them well under the 'yield' figure as from 2024 I understand that the sfp is going to be based on what you claimed in 2020.

£150 seems ridiculously high to me but then I am not near any dairy farmers.

Never cease to be amazed at regional variations. A good house to rent here (N.I) would be £600 per month.

Land without buildings or entitlement 150-350 per acre depending on its intended use.

Even land just let for two cuts makes £200.

I presume from the description that this is a grass farm.
It has a relatively short grazing season due to the risk of waterlogging, so normally at least a 6 month winter.
150 acres as a stand alone unit will be difficult to make a living from, so is the OP looking at it as a part time operation with additional income from other work?
The OP doesn't say if he has a wife/partner who may need to find other work off the farm. Is the house of a good enough potential quality to live in comfortably without spending a fortune on heating. EPC has already been mentioned.
Does it have high speed broadband.

Down in the south the house is worth £1500 a month and the land probably around £60 an acre if all grass.
So £27k rent.
