What is going rent for 55 acres off grass land on a 5 year farm business tenancy worth. Single farm payment included. In the south east ?

How long is a piece of string?
Depends on type of grass.
Remember BPS is disappearing quickly and so far SFI/ELMS will NOT be a replacement, although you will be able to claim it.

What maintenance do you have to do?
Can you mow it? Will it need fertilizer?
Is it for sheep and cattle?
Any buildings or handling pens?
How far from your existing land?

In the South East you can ignore most of the suggestions on price levels.
A guide would be £50 an acre in East Sussex (TB1).
Potentially a little more in Kent (TB4).
A good idea to ensure you have a break clause on the rent at two years as this is when the cut in BPS will really begin to bite.
Is it hedges and fences or dykes?
No one in the south east will be rushing to take it.

Better off finding the rent and then add it on if you really wanted to claim it, most would have to buy the entitlements anyway, buying entitlement’s onto a product which is depreciating needs working out in itself….
Comes with the entitlements in the tennacy
 
If you can't fertilise it what is the fudging point in all honesty. From what the OP has described sounds like the owner should be paying you to keep animals on it even if it does have good fencing and a water supply.
Is fert not about £700/tonne or something ridiculous now? Plenty of land won't see any next spring.
