Rent

A friend has asked how much a 130acre farm would be to rent per year.
Out of curiosity what do people consider fair and what should that rent include.
To those who do rent if it's not too rude how much do you pay per year/acre and for what?

With a house, subsidy and buildings you're probably looking between £180-220 an acre. Now thats not a fair rent but given that at the moment there are so few farms coming up for rent and there are so many people wanting to farm there is a serious increase in rent values.

Its why if you're on a AHA you should count your lucky starts you had an ancestor.

How profitable would that be?
I've never understood the continued knocking of AHA rents, which are based on the earning capacity of the farm, and are certainly not free or dirt cheap. Only tender what's affordable or what's the point?

Well, in this area a house like that would probably be a thousand pounds a month if it had a pony paddock. So the farms costing you about £1,050 or 3,000 litres of milk a month, I'm sure someone could make that pay.

Not so sure about AHA rents, hear stories of people renting a few hundred acres for £30 an acre, claiming sub and then selling silage or grazing to the boys nextdoor. Basically just squatting because they were born into the right family or at the right time

For it to be sustainable I think 200 an acre would fair. After that I think you could be changing tenants regular like my neighbour.

Father,Uncle,Grandmother,Great Grandfather & Poss Great Great Grandfather unsure tho. 130+ Years tho its been

From what I could gather it was semi decent grazing, sheds, small cubicles, yard etc. A house was there as well. Would that be per month?
So as a rough guestimate of 200 quid an acre a month for 130 acres, that would be what 312000 a year rent?!?
you can rent my place , no problem , will give you a 50 percent discount if rent is paid in advance , since it's Christmas !
