Renting field for compound

Appoint land agent, the contracting company will pay the fee. Insist on at least partial payment up front, I’ve asked for at least 50% of the total projected cost over the project duration in the past. Contractor to cover all costs; legal, agent, reinstatement, re-fencing, your time.
If they’re digging and using your stone/aggregate to bottom the compound it’s £6/t minimum (this will be subject to aggregate tax).

These things are a bit of a hassle but can be a very nice little windfall, just make sure everything’s signed and sealed, construction companies are known to go bust on a fairly regular basis, hence the percentage fee up front.
Agree, this is when you want a land agent (preferably one that's a divorce lawyer in their spare time!!).

I did it myself with network rail and undersold myself - land agent every time in future!

Near me a farmyard and small piece of land was sold fdor development. One planning condition was the land which was ancient meadow was to be preserved and must be excluded from the finished plots.
2 years later a second report decided there was not nothing left to peserve after the builders had comnpletely destroyed it and so more was built on and converted to garden.
Penalty to builder zero.
Imagine if that had been the average farmer?

Still not enough detail. Hardcore/access tracks etc... £50,000/year settle for £48,000 - £2000/acre/month.
The site will very likely be in a very poor/unfarmable state for at least a year after they leave.
Seriously get an agent involved. But thats where I would want to see it.
