Repairing roof sheets

Grain store is 40 years old and starting to get a few small holes in it. Its not really bad enough to replace the whole thing just yet but needs attention. We have replaced a few sheets over the years but it’s not a job Im happy doing anymore.

Has anyone found any good roofing compounds / patches etc for sealing holes - ideally from the inside?

Flashband comes with a tin of liquid that you paint onto the roof sheet then you cut flashband into 4" lengths warm with a heat gun and stick it Used it very successfully though did mine on topside as solo said. But I would give it a go underneath it will not break the bank and see.

We use sheets like in the link below.


We work from below. Cut the fixing around the hole with a reciprocating saw till we get enough movement to slide a piece of the above cut to size to cover the hole and reach the gutter or next good sheet. Then replace fixing from above, with maybe an extra one to catch the repair. One sheet can repair many small holes and we find they never leak or drip.

With flashband, always wear disposable gloves, especially if you're going out later.

And a small wallpaper roller is useful for pressing it down evenly.

is this product any good? we need somthing to seal joints in a steel vally gutter.
We have the same problem with a steel roof valley. Was galvanised, now perforated. I tried something similar to Acrypol (Flexacryl?) but the rust continues and tends to force it off. Apparently I should have painted it with a rust inhibitor first then painted on the Acrypol. Will try again this summer. Almost worked, but in reality I think I need a new valley.

thanks for the comment waz , i think ill give it a go its only the joints , it was a crap job from new not enough support.

Valley gutters are the work of the devil.
I've tried many potions and paints but the only solution that lasts is a proper gutter liner.
I have 4 from here and they are spot on.

If the holes are fairly minor we just use rooflight cut to size and glue on undersize with wet grab glue stuff. Very Heath Robinson but works generally.
