Rules on Floor Space for Class Q Dwellings

I'm hoping you can help with the rules for Class Q conversions. We have been granted Class Q permission for our grain store to be converted to three dwellings with parking outside the building. The local planning authority has said it would consider a new Class Q application on the same building to change the planning to two dwellings. We are thinking of including integral parking for four cars and also including a covered patio area in the plans. As the total floorspace for both dwellings is limited to 465 sqm would the carparking and patio area count as floorspace or curtilage?
